BURLINGTON TENANTS

Keys can be picked up on your scheduled move-in date at your new apartment.

Our building manager will assist with key pickups. Their phone number will be provided upon lease signing.


  • If your keys are available sooner, we will message you and have you come by at that time.
  • Your first rent payment is due before you pickup keys. We will not hand off keys until rent is paid.

RENT

  • Rent is due on the first of each month.
  • If not received upon the 1st of the month (or before) there is a $75 late fee.
  • Rent can be paid from your online portal via eCheck or Credit/Debit.
  • Rent can also be paid with check or money-order mailed to:

PRE-EXISTING DAMAGES

  • Pre-existing damages should be noted and returned to the landlord within 7 days of scheduled move-in.
  • Alert maintenance if there's anything that's more than just normal wear-and-tear.
  • Maintenance requests can be made from your online portal.
  • We want to repair anything that we're able to.
  • If any additional cleaning is needed, be sure to contact us IMMEDIATELY.
  • Please do not wait until after your move-in day to request cleaning.

Tenant Repair Responsibilities

  • Perform minor maintenance such as changing light bulbs. Wis. Stat. 704.07(3)(b)
  • Keep the apartment in a safe, sanitary condition.
  • Keep working batteries in smoke detectors and give written notice to the landlord if smoke detectors are not working properly. Wis. Stat. 101.145
  • Comply with all local housing codes. Wis. Stat. 704.07(3)(c)
  • Keep the thermostat set at a reasonable temperature to prevent freezing of pipes and other equipment.
  • Repair, or pay the landlord to repair, all damages caused by the tenant and their guests. Wis. Stat. 704.07(3)(a)
  • NOTE: Whenever repairs are needed because of the tenant's action or inaction, the landlord can charge a "reasonable hourly rate" for their time, materials ,and time spent purchasing or providing materials, supervising their staff or agents, and hiring a third-party contractor. Wis. Stat. 704.07(3)(a)2017 Wis. Act 317, Secs. 37 & 38, Effective 4/18/18.

2013 Wis. Act 76 includes language about pest control. This does not mean the tenant automatically has to pay for pest control (like bedbugs) but it does say that they have to pay if the pests were caused by "actions or inactions" of the tenant or their guests. The landlord still has to repair the problem, regardless of whoever ends up paying for it. Wis. Stat. 704.07(3)(a)2013 Wis. Act 76, Sec. 12, Effective 3/1/14.

UTILITIES

  • Utilities should get changed over immediately upon occupying the apartment.
  • All tenants should contact WE Energies to change energy into their name.
  • WE Energies (800-242-9137)
  • Spectrum Cable & Internet is available in all buildings.
  • AT&T may be available in select buildings.
  • We don’t allow dishes (DirectTV, Dish Network, etc.) on any of our properties.
  • The City Municipal Bill (Water/Sewer/Waste) is received by management and split by number of tenants per unit.
  • The water/sewer/waste bill is received quarterly (may be different for non-Milwaukee buildings).
  • Charges will appear on your online portal.

PARKING

  • Parking on the street requires permission from your local municipality. Contact the Department of Public Works to obtain Day or Night Parking Permits.
  • You will be ticketed if you park overnight on the street and don't have your vehicle registered.
  • If you are renting a parking spot, ensure you have a signed Parking Contract with management.
  • Do not assume you have a parking spot without a signed contract.

PETS

All pets must be pre-approved by management.

  • Dogs
  • Dogs must be on a leash when not inside tenant's unit.
  • Barking is considered a noise disturbance and could lead to removal of the dog.
  • If dog waste isn't picked up immediately, a 5-day eviction notice will be sent.
  • Cats
  • Cat boxes and odor must be contained.
  • Cats are not allowed in common spaces.


Damage caused by pets is NOT considered regular wear-and-tear.

RULES

  • There shall be No Smoking in the building.
  • Smoking of any kind will not be tolerated and may result in eviction.
  • Smoking should be done away from the building as to not disturb any tenants.
  • Do not prop doors open.
  • Safety is one of our main goals and keeping doors closed and locked is the best measure we can take.
  • Do not leave items in the common areas.
  • Shoes/boots should be taken inside of your apartment.
  • Anything stored in the basement must be inside of a storage locker, locked, and labeled with the apartment number.
